Guesthouse ALEX was built in 1905 and is distinctive with its outstanding architecture. It is located in the central part of Bremerhaven, very near the town’s Administration – The Town Hall & Police Station, University & sopping centers. The property is only 2km away from one of the main European ports.
The Guesthouse is a five level building with 1 830sq m of unfolded built-up area spread over a ground floor & four residential levels. The residential area is with the plain size of 990sq m (according to the German standards); it also includes a garage & celler with the size of 305sq m. The building has 27m face on the road.
The hostel is fully renovated: all windows replaced by new ones - 5-layerd window-frames & energy efficient glass; the back & the side facades are insulated with 14cm of Styrofoam, which is covered with silicone coating; an internal insulation is applied to the front façade– it’s completely restored but the authentic outlook’s saved. The building’s roof consists of two parts – sloped & flatted part. A new hydro-insulation is placed to the flat roof; about the sloped part – its timbers are changed, asphalt paper applied & it’s completed with new roof tiles. There are nine balconies on the back side of the Guesthouse – they are all totally tectonically changed.
Guesthouse ALEX consists of 13 apartments as follows:
Ground floor:
• Studio - one room with a bathroom & kitchen; with the area of 22sq m – fully renovated & furnished;
• Apartment 1 - two bedrooms, living room, kitchen, back garden & bathroom; with the area of 64sq m – fully renovated & furnished;
• Apartment 2 - three bedrooms, living room, kitchen, back garden & bathroom; with the area of 90sq m – needs renovation;
Fist floor:
• Apartment 3 - three bedrooms, living room, kitchen, balcony & bathroom; with the area of 98sq m – fully renovated & furnished;
• Apartment 4 – two bedrooms, living room, kitchen, bathroom & balcony; the area of 93sq m – needs renovation;
• Apartment 5 – one bedroom, living room, kitchen, balcony & bathroom; the area of 57sq m – fully renovated;
Second floor:
• Apartment 6 – three bedrooms, living room, kitchen, two balconies & bathroom. With the size of 97sq m – needs renovation.
• Apartment 7 - three bedrooms, living room, kitchen, two balconies & bathroom. Total area of 93sq m – fully renovated.
• Apartment 8 – one bedroom, living room, kitchen, balcony & bathroom; size of 58sq m – fully renovated.
Third floor:
• Apartment 9 – three bedroom, living room, kitchen, balcony & bathroom; Area of 98sq m – needs renovation.

Fourth floor:

There’s a local diesel-heating system in the building, set in the underground level including its tanks. There are also 12 storage rooms on the same level. The utility rooms are equipped with individual washing & dryer machines. The attic area is with a height required for residential necessity, so it could be turned into additional residential area. 40 beds of all the 13 apartments are operating at present. The average price of a bed per day is €20, which makes €800 if fully occupied.
